Community Fees
The site Management company in conjunction with a residents committee will meet once each year. The community fee is set at €50 per villa per month payable as a lump sum in April [or pro-rata]. These fees paid into the Site Management Account will be used to fund the salaries and taxes of the site manager and two maintenance workers which ensures the Royal Diamond Villas complex is kept to a standard beyond the expectations of the residents. The site general areas and community pool will be fully maintained to a high standard. The fees will also cover the electric and water required to maintain the site's general areas. There is a range of other services provided on further request.
 
Residents can benefit from home delivery of hot food [organized at the site office] and on site Wi Fi access.

Rental Management          
Once you buy one of our exclusive deal villas, you will have the option to make your property available for rental to generate an extra income. We can manage all aspects of your Villa rental for you. We will advertise your house for rent and keep you informed with the rental requests.
 
Key Holding
This service is included in the rental management pack or can be arranged as a stand alone optional extra. We will keep your key in our office safe for a year making it available for your authorized renters or guests. After the rental period, we will secure the key from the renters.

Advertising
With our renting service, we advertise your villa on our rental web site. When we have a request for your villa, we will ask for your confirmation. After we get your confirmation, we will arrange the rental of your villa on your behalf. This service is renewable annually.

Security
Our complex and our customer’s security is our priority. Our rental management package includes securing a deposit as a safe guard for any breakages. We will keep this deposit in our office during their stay and we will check the villa before they leave. This is a fully refundable deposit if everything is well in the villa. If in our opinion there is any damage in the villa, over and above minor mishaps and normal wear and tear, we will deduct an amount from the security deposit to rectify.

House Keeping
Our rental management package includes fully cleaning your villa, all rooms, bathroom-wc, kitchen, cleaning of the windows, terrace-patio-balcony, washing the linens and ensuring the beds are ready for any new renters. All cleaning materials and house - keeping expenses are included in the rental package.

Airport Transfers
We are available to ensure airport transfer arrangements are agreed with Villa owners and their customers. We can offer advice with economical airport bus transfers, private taxi/shuttle bus transfers from both Izmir Airport and Bodrum Airport.
